Towns and Taxes

Mountain Meadows is nestled in the gorgeous mountain farming community of Madison County in some of the most ancient mountains in the world - the Blue Ridge Mountains - and is accessed by all state paved roads. Mountain Meadows is within 2 miles of a 4-lane divided Highway 19 (20' landscaped medians & connects to Interstate 26 in 2.4 miles) that was started in 2008.

  • Madison County taxes are very low compared to Buncombe, Henderson, and many other counties in NC. Madison County has a tax rate of $.51 per $100 valuation in 2009 so a $500,000 property value has a tax of $2,550
  • Mars Hill is 8 minutes southwest and the smallest of the neighboring towns: Mars Hill College, 5+ restaurants and fast food, 4+ gas stations, brand new Ingles grocery store and Amish Bulk Food Store, CVS Pharmacy, lumber & supply store, Post Office, Fire Dept., etcetera. Wolf Ridge Ski Resort is just 15 minutes up the mountain and gorgeous golf courses are all around the area. The trash and recycle station is just 6 minutes southwest on the way to I-26. The new Beech Glen Community Center, about 7 minutes away, provides recreation facilities for the community including a gym and ball field, breakfasts, events, and community outreach
  • Marshall is 15 minutes southwest
  • Burnsville is 15 minutes northeast
  • Weaverville is 15 minutes south with the new Northridge Commons Shopping Center, including Lowe's and WalMart
  • Asheville is 22 minutes south and is an arts and crafts downtown haven with great local and national entertainment, shops, hundreds of restaurants (a bunch with organic fare), over 100,000 square foot of natural health food stores, the landmark Double Decker Coffee Bus on Biltmore Ave., 9 microbreweries, the renowned Biltmore Estate on 5,000 acres, plenty of fun street festivals, 5K's and half marathon races, thousands of mountain hiking and biking trails, and river rafting
  • Johnson City is 45 minutes north through gorgeous Sam's Gap and is part of the large Tri-City area of Bristol, Kingsport, and Johnson City
  • Greenville/Spartanburg is 1 ½ hours south
  • Charlotte is 2 ½ hours southeast
  • Atlanta is 3 ½ hours southwest
  • Nashville is 4 ½ hours west northwest
  • Research Triangle (Raleigh/Durham) is 4 ½ hours east

Declaration of Covenants

  • Single family residential use only except Lot 18 (adjacent to entrance) may be rezoned by Developer, for natural & holistic therapy use with parking screened from entrance
  • NC HealthyBuilt or L.E.E.D. Certified homes are required
  • One outbuilding and one greenhouse is permitted
  • Lot 19 fronting Crooked Creek may have 2 horses or other acceptable animals and a small barn in its pasture
  • No minimum square footage for homes (beautiful small homes welcome)
  • No mobile homes, manufactured homes, manufactured buildings, trailers, or modular homes on property, although high quality off-frame homes may be approved on an individual basis. No vinyl or plastic siding except soffit areas
  • Garage must be attached so as to minimize tree cutting and 3 car size is max
  • No clear cutting of trees except for 30 foot beyond the footprint of the house and 15 foot beyond the footprint of the outbuilding & greenhouse; minimal cutting for wells, septic systems, gardens, and view windows
  • Individual pasture & meadow areas may be used for gardens only, except for Pasture of Lot 19 fronting Crooked Creek, as noted
  • Utilities must be placed underground
  • Fences , except for Lot 19, must be pre-approved
  • Lighting outside must be shielded (or have said effect) so as not to create a visual nuisance
  • Individual wells and septic systems to be installed by homeowner - all Lots have been pre-percolated by Developer for 3 bedroom use
  • Excessive noise from dogs and other noise instruments will be unacceptable
  • Mailbox supports must be constructed to minimum 4" x 4" in diameter
  • Common Area Gardens and Poultry Patch are for Homeowner's benefit

Maintenance Association Agreement

  • Owner of Lot automatically becomes Member of Association
  • Developer to pave surface of main roads to minimum of Split Seal/Chip & Tar as soon as practicable
  • Developer solely responsible for the operation and cost of Common Area and road maintenance until March 1, 2012 when Association takes over. Thereafter, Developer shall continue to be responsible for the maintenance of Mountain Meadows with the Association responsible for the costs (Developer pays its assessed costs as owner of Lots) until 78% of the Lots are sold
  • Fees - Association members will automatically be assessed and pay an annual fee of $500 per year to the Association beginning March 1, 2012
